Do you have a big building project that you plan to build in stages? Getting the right advice early can save you time and money.
We offer a pre-application service that helps you get clear guidance before you submit your formal building consent application. This service is a chance to meet with us to discuss your plans and get advice on how to make your application as smooth as possible.
Getting agreement on the staging of your project prior to applying
This is key to a successful project. For staging to work there needs to be a clear pathway
agreed by all. The pre application meeting is the mechanism used to clarify and set the pathway forward. You can apply for a Pre Application Meeting by emailing us on:

In the pre app meeting request you will need to supply a copy of the plans and staged process that you would like to follow.
One of our team will then assess your staging proposal. They may accept your staging proposal without further discussion required or request that a pre-application meeting take place to seek clarification and discuss your proposal further.
Matters that may be covered and confirmed in the pre-application meeting include:
- Establishing how many stages are proposed
- Establishing the extent of building work in each stage
- Agreement on what is a completed project
- Confirming that applications for the initial stages are to include concept plans and a design brief for the complete project.
- Please ensure that there is a sitewide conceptual fire design provided for the completed project in the first stage application. The purpose of this is to ensure that there will be a feasible solution upon completion of the project.
- Confirmation that staged building consents are cumulative and the plans and specifications accompanying each application for a further stage detail the building work from earlier stages.
When the staging proposal is accepted, you will be sent a copy of the meeting minutes outlining what was agreed for the staged consent. Submit a copy of the meeting minutes with the application for the first stage as evidence of approval for your staging proposal.
