A resource consent allows you to carry out an activity that has an effect on the environment – for example noise, amenity, building bulk and location.
The Western Bay of Plenty District Council issues two types of resource consent which cover land use and subdivisions to meet the provisions of the Resource Management Act 1991 (RMA). The purpose of the Act is to encourage sustainable management of natural and physical resources.
You'll need a land use resource consent if your building project or land use activity does not comply with the planning standards in the Western Bay of Plenty District Plan. There are two options - either deciding to comply with the planning standards by amending your proposal, or you may choose to apply for a land use consent.
You need a subdivision resource consent where any new section or cross lease is created.
Any development, subdivision or other proposed use of a site must be assessed against the Western Bay of Plenty District Plan. Anything not permitted by the Plan requires a resource consent. The type of consent you need to apply for depends on the exact nature of your proposed activity.
