Leaky building syndrome is all about weathertightness or, more correctly, the lack of it, and around the country hundreds of homes built in recent years are suffering the consequences.

If a problem is structural, it’s best left to the professionals. However, through proper maintenance you can reduce the chances of leaks occurring and fulfil your obligations as a homeowner. For example:
- Check that the soil and ground against your house is not at too higher level.
- Check outside walls for cracks or rot which could let water in.
- Check the paint finish around your house to ensure it is still doing its job of sealing cladding material.
- Walk over your roof (tread carefully) to check for defects in roofing materials or for nails and screws that might need replacing.
Council staff are now being more rigorous than ever when checking plans and specifications for “at risk” buildings. Buildings in this category will be identified at consent application time. In many cases, from now on further information will need to be supplied with the application and additional inspections will be required.
